With increased energy and maintenance costs, higher interest rates and inflated home prices the three to four bedroom, two story home is becoming out of the average family reach. Small house plans offer a sensible alternative with more and more architects finding ways to put every square inch of living space to good use.

Small house plans can be placed into several categories such as Apartments, Bungalows, Cottages, Townhouse or semi detached units. Obviously what defines a small house is the total area of the dwelling. With many newly designed small house plans this will cover 1200 square feet or under, where 1500 square feet would be considered a larger small home as many are as small as 500 square feet.

The key to small space living is organization and using the smaller space more efficiently. There are many small home plans available that utilise a combination of well designed storage systems and efficient use of floor space to create more living space and give esthetic appeal.

 Features of good small home plans:

Kitchens : This is the most essential room as a poorly planned kitchen will be difficult to work in, make sure it makes the best use of storage and floor space, look for the working triangle of kitchen bench, fridge and stove.

Dinning Room :  look for a dining area incorporated into the kitchen and living room.

Bedrooms : Try to find multi purpose bedroom ideas, that can double as a study or play area. To eliminate the need for dresser units use built in wall closets and storage space.

Laundry / Bathrooms : Try to incorporate the laundry into either the kitchen or bathroom areas. Also keeping the kitchen, bathroom and laundry in close proximity to each other will also save on plumbing costs.
